  Including site concept designs, rendering site plans and three dimensional site renderings
• Schematic Design
  Developing a design and creating a visual plan based on the client’s preferences.
• Design Development
  Finalizing the initial design into a sustainable, functional, esthetically pleasing project.
• Approvals and State Permitting Coordination
  Coordination for coastal variance, re-zone and special exception submissions.
  Preparation and coordination of required plans and materials necessary to obtain a state permit from the Florida Department of Environmental Protection.
• Construction Documentation
  Including preparation of plans, under the direction of the project architect of record, necessary to obtain a building permit.
• Construction Administration and Management
  Coordination with contractors, design professionals, project architect of record, and local and state officials throughout the construction process.
• Renderings
  Including three dimensional, computer generated virtual renderings of the buildings interior and exterior. Also, full color hand drawn artist renderings available upon request.
